An investigation report by the Federal Capital Territory Administration (FCTA) has implicated two real estate companies in the alleged use of forged documents to sell and occupy three disputed plots of land in Abuja.

The report, issued by the FCTA Legal Services Secretariat, indicted Homadil Realty Limited and Rychado Group Limited over a property dispute involving plots located in the Katampe area of the Federal Capital Territory.
Both firms are currently facing prosecution following criminal charges filed against them by the Economic and Financial Crimes Commission (EFCC).
The FCTA investigation was initiated in response to a petition submitted by the Yesufu family through Falana & Falana Chambers, alleging land fraud and unlawful takeover of their properties. In the petition dated November 17, 2024, the family claimed that their Katampe plots were illegally sold and occupied by the two companies and other individuals using forged title documents.
The family asserted ownership of Plot 1861, measuring 7,127.23 square metres and allocated to May Estate Agency Enterprises owned by Nurudeen Yesufu; Plot 1862, measuring 7,348.16 square metres and allocated to Fafam Investment Limited, owned by Nurudeen Momodu and Nana Fatima Bashiru; and Plot 1863, measuring 8,451.14 square metres and allocated to Adamu Ayeloda Nigeria Enterprises, owned by Adamu Ayeloda.
Following its findings, the FCTA concluded that none of the disputed plots had been legally allocated to the accused companies. The report further revealed that Rychado Group Limited admitted to encroaching on Plot 1863 after being presented with what was later discovered to be a forged title document for a proposed joint venture.
Based on its findings, the FCTA recommended that the rightful owners be reinstated, a caveat placed on the affected properties, and the encroachers handed over to the police for further investigation and possible prosecution.
In a letter addressed to Falana & Falana Chambers, Mohammed Garba Bawa, Technical Assistant to the FCTA General Counsel, confirmed that the Minister of the Federal Capital Territory, Nyesom Wike, has approved the implementation of the report’s recommendations.

The letter dated September 15, 2025, addressed to a lawyer, Adebayo Oniyelu of Falana & Falana Chambers, Abuja, read, “Our letter dated 8 September 2025 on the above subject refers. I am further directed to forward a copy of the report of the investigation conducted by the Legal Services Secretariat on the alleged forgery of land title documents with respect to Plots 1861, 1862, and 1863, Katampe District, Cadastral Zone B07, Abuja, as requested by your law firm.
“You may wish to note that the Honourable Minister, FCT, has approved the recommendations contained therein.”
The indictment of the firms and recommendation for restoration of the rightful owners of the plots is coming amid ongoing efforts by the EFCC to combat land fraud in the FCT.
During the latest hearing in the EFCC case against the estate firms at the Abuja Federal High Court on January 14, 2026, the anti-graft commission’s prosecutors tendered exhibits including allocation certificates and receipts, which were admitted into evidence.
The case was subsequently adjourned to February 18 and 19, 2026, for continuation of hearing.
